What does the Rooted Living Search process look like?
We begin with a conversation about your daily life—where you prefer to spend time, what you need nearby, and what hasn't worked in past rentals. From there we put together a curated shortlist, accompany you on viewings, and share honest context about each property, landlord, and location. We also assist with lease review and early relocation questions.
How does Property Guardianship work while I'm abroad?
We visit your property on a regular schedule each month, check its general condition, and coordinate with cleaning or pest control providers as needed. After each visit you receive a short photographic report. If anything needs attention, we contact you promptly with the details and a suggested course of action.
What is the fee structure for each service?
Southern Coast Furnished Rentals are priced from ฿10,000 per week depending on the property. The Rooted Living Search is a one-time fee of ฿22,500 covering the full process. Property Guardianship is ฿5,500 per month. All fees are agreed in writing before work begins.
Do I need to be in Thailand to use your services?
Not necessarily. Many clients begin the home search process from abroad through video calls. For furnished short-term rentals, we can prepare everything before you arrive. Property Guardianship is specifically designed for people who are away—so there's no need to be on-island for that service to run well.
